How to Obtain Approvals in Today’s Market:

Home buying is becoming more complex all the time. The dream of owning your own home, however, can become a reality (with a little effort on your part). In fact, because home prices and interest rates are both very low, now is a perfect time to make a purchase. We know how to work through the ever changing loan programs now available. That helps us to have the authority to fix challenging issues that face new home buyers in today’s market. Starting the home buying process requires two simple steps (on your part):

The first step:

Fill out and turn in a loan application. Hereby, we can get you “pre-qualified” to make a purchase. We will then provide you with a “pre-qualification letter”. Such a letter will help you or your Realtor, negotiate a serious and successful offer (in the home of your choice). This also guarantees the person selling their home that you can afford the home. Your pre-qualification letter also gives that person great confidence to take the home off the market immediately. Since the most desirable properties go quickly, it is important to be in a position to get your offer accepted by someone selling there home before anyone else.

The second step:

Start looking for an affordable home to purchase. (Your pre-qualification letter will tell you what home prices to look at). You may wish to work closely with a Realtor that specializes in negotiating new home purchase contracts. We can suggest a very experienced Realtor if you need a referral. Our Realtors, for example, know how to make sure the seller will share some of the closing costs you would ordinarily pay. We call these types of realtors “buyer’s agents.” A buyer’s agent works for you and in most cases they do not cost you any commissions — being paid by the seller of the property.
