How to Obtain Approvals in Today’s Market:
Home buying is becoming more complex all the time. The dream of owning your own home, however, can become a reality (with a little effort on your part). In fact, because home prices and interest rates are both very low, now is a perfect time to make a purchase. We know how to work through the ever changing loan programs now available. Starting the home buying process requires two simple steps (on your part):
The first step:
Fill out and turn in a loan application. Hereby, we can get you “pre-qualified” to make a purchase. We will then provide you with a “pre-qualification letter”. Such a letter will help you or your Realtor, negotiate a serious and successful offer (in the home of your choice). This also guarantees the person selling their home that you can afford the home. Your pre-qualification letter also gives that person great confidence to take the home off the market immediately. Since the most desirable properties go quickly, it is important to be in a position to get your offer accepted by someone selling there home before anyone else.
The second step:
Start looking for an affordable home to purchase. (Your pre-qualification letter will tell you what home prices to look at). You may wish to work closely with a Realtor that specializes in negotiating new home purchase contracts. We can suggest a very experienced Realtor if you need a referral. Our Realtors, for example, know how to make sure the seller will share some of the closing costs you would ordinarily pay. We call these types of realtors “buyer’s agents.” A buyer’s agent works for you and in most cases they do not cost you any commissions — being paid by the seller of the property.
